Most services firms pick a side. We work both — because the things that make a building worth owning and the things that make it worth occupying are mostly the same things.
Owners
People who own the building
Institutional and private owners who want operations run to an owner's standard, capital spent where it returns, and space leased by someone who will still be there when the lease is administered.
Management · Asset services · Landlord leasing
Tenants
People who work in it
Companies looking for space, and companies already in a building we manage. One point of contact that does not change when a management contract does, and real help with the space itself.
Day-to-day operations with an owner's eye on cost. Vendor management, maintenance, inspections, and reporting that ties to the operating statement rather than sitting beside it.

Landlord Leasing
Leasing, renewals and investment sales, negotiated by principals who will live with the lease afterwards rather than an agent who moves on at signature.

Before you sign, and every day after.
Tenant Representation
Finding and negotiating space, with the advantage of knowing how landlords actually underwrite a deal — because we are one. Market search, economics, and the clauses that matter three years in.

Approach
What owners are actually buying when they hire a services firm, and how we think about it.
A mosaic is not one picture. It is many small pieces, each one placed with intent — which is also a fair description of running a building well.
We own buildings too
Every recommendation gets tested against the question we ask about our own assets: does this improve net operating income, or protect the relationship with the tenant who pays it?
Recoverability drives returns
What is not being recovered, and why, is the first thing we look at. It is usually where the money is, and it is usually invisible in a standard report.
The record belongs to the asset
Files, correspondence and operating history stay with the building and its owner — not with whoever happens to be managing it this year.
Design is an operating decision
Materials, lighting and common areas are underwritten like any other capital item, because they determine what a space leases for.
